Precast rate hits 90%! Elematic powers Shanghai Songjiang Resettlement Housing project to create “Large spaces and cost savings” benchmark
Amid the surge in precast construction, the Songjiang Sheshan resettlement housing project in Shanghai stands out with an impressive 90% precast rate. This project not only maximizes spatial utilization but also demonstrates significant cost advantages. With technical support from Elematic, it has become a model of innovation in the construction industry – delivering high-quality housing and setting a new benchmark.
Project overview – a model of precast residential construction
The Sheshan resettlement housing project in Songjiang District covers 10 plots, with a total land area of 430,000 m² and a total building area of 1.03 million m², planned for 5,625 households. It is a key resettlement housing initiative developed in phases by Shanghai Citi-Raise Construction Group.
- Phase: Two residential buildings and an underground parking garage built using full precast, recognized as a 2016 Ministry of Housing and Urban-Rural Development Technology Demonstration Project.
- Phase: Includes 3 plots, with a total land area of 100,000 m² and a building area of 240,000 m² (140,000 m² above ground, 100,000 m² underground), with 8–9 floors.
This phase adopts a precast shear wall structure, including shear walls, exterior walls, prestressed hollow core slabs, integrated balconies, AC panels, canopies, stairs, and parapets – all precast, achieving a 90% precast rate.
Technical highlights – innovative use of precast elements
1. Prestressed hollow core slabs: enabling flexible space utilization
- High-strength, dense slabs with 270 mm thickness and 18 m maximum span, creating open spaces without beams or columns.
- Excellent thermal insulation, soundproofing, and vibration reduction for improved living comfort.
2. Integrated precast elements: enhancing efficiency and quality
- Integrated precast balconies: Fully integrated design, eliminating leakage and insulation issues common in traditional balconies.
- Integrated wall panel with doors and windows: Factory-installed for precision, improved wind resistance, and airtightness – no foam sealant needed.
- Integrated stairs: Precast with hidden steel supports for a clean, aesthetic finish.
3. Precast underground parking garage: cost savings and space optimization
- Precast columns, beams, slabs, and walls reduce costs by 50–100 RMB/m².
- Optimized layout increases parking spaces by about 5%.
- Innovative design minimizes water leakage issues common in traditional basements.
Implementation benefits – comprehensive advantages of precast
- Shorter construction time: phase 3 started in March 2025 and aims to complete structural topping by September – 50% faster than traditional cast-in-situ methods.
- Lower costs: no scaffolding, reduced labor by 50%, and minimized safety risks. Overall costs are comparable or slightly lower than conventional construction.
- Improved quality: better concrete quality, enhanced insulation, airtight doors/windows, and superior comfort.
- Cleaner construction environment: less wet work, reduced waste, and safer operations with mechanical lifting and detachable safety barriers.

Precast elements were produced by Shanghai Citi-Raise Construction Group’s Jiaxing plant, the largest PC plant in Asia Pacific, using Elematic production lines.
