Building a low-emission community with precast

To deliver the project efficiently and responsibly, Abu Dhabi Precast relied on Elematic precast technology to manufacture the structural elements with precision, speed and a significantly reduced environmental footprint.

The Sustainable City – Yas Island is organized around a long green central spine that connects parks, ponds, biodomes and community farms. Homes are grouped into ten residential clusters where car traffic is kept at the perimeter, allowing internal streets to remain quiet, walkable and bicycle friendly.

Electric buggies and bicycles are the primary means of movement inside the community, supporting clean air and a calm residential atmosphere. Buildings are designed for high energy efficiency, with rooftop solar panels contributing toward the community’s net zero energy ambition. Water use is minimized through smart irrigation systems, low flow fixtures and climate appropriate landscaping.

With 864 residential units planned, the project required a construction method capable of meeting tight schedules while supporting ambitious sustainability targets. Precast concrete provided the ideal solution.

Using Elematic’s precast production technology, Abu Dhabi Precast produced slabs and wall elements in a controlled factory environment. “High dimensional accuracy, fast and consistent casting on Elematic production line and reduced on-site rework helped minimize material waste, limit disruption and improve resource efficiency throughout the project”, shares Mr. Jushak Rahman Chukkan, COO, Abu Dhabi Precast.

To further cut the project’s carbon footprint, a low carbon concrete mix was introduced, using substantially less cement and incorporating GGBS (ground granulated blast-furnace slag) as a replacement material.

“By partially replacing cement with GGBS, we reduced the project’s CO₂ footprint while improving concrete durability and overall performance,” Mr. Jushak Rahman Chukkan continues.

Elematic’s compaction technology enabled the use of this more sustainable mix while maintaining consistent strength and quality, supporting long-term performance alongside sustainability targets.
